History & Story
Lupaia is a Tuscan farm estate that lays on foundations more than a thousand years old, with the main house and annex dating back to 1622. The name Lupaia is derived from the Latin word lupus (wolf) and can be translated as “the hill of the wolves”.
The estate was purchased in 2016 by Christopher and Heidi Mueller, who followed their dream of running a small hotel in the countryside. The property was renovated with great care and respect for its history and authenticity.

Location
On a private hilltop with 360° views, between Montepulciano and Pienza, in Southern Tuscany; halfway between Rome and Florence.
20 min. from A1 highway exits Valdichiana/Bettolle (northbound) and Chiusi/Chianciano Terme (southbound); the Florence Airport is 130 km/80 miles – 90 minutes driving time and the Rome Fiumicino Airport is 210 km/130 miles– 2 hours and 20 minutes driving time.

Fun Facts
Lupaia comes from the Italian word “lupo”, the wolve – Lupaia means “hill of the wolves”.
The ground floor of the main house, dating back to 1622, was once entirely used as a cow stable. Nowadays, it restaurant is located here, but traces of the former use can still be found.
We don’t have room numbers, but all rooms have names making a reference to their view or architectural details.
Children’s Corner
Children are welcome to stay at Lupaia (no minimum age required) in the larger room categories, from Suite upwards. We can provide everything parents may need during their stay (for example baby bath tub, bottle warmer and sterilizer, diaper pail, ecc); in the Library, there is a section dedicated to children.

3 Junior Suites: Serra (40 m2, king sized bed, open-plan bathroom with double sink, shower and bathtub – very bright and airy room with poster-bed and fireplace); Orto (40 m2, 2 single beds, enclosed bathroom, double sink, shower and bathtub – private garden with view on Montefollonico and the sunset); Nido (40 m2, king sized bed, enclosed bathroom, double sink, shower and bathtub – named after the birds’ nest, it is the only room on 2nd floor with outside stairs and no private garden, with a 360° view on the entire property).
3 Suites: Oliva (40m2, king sized bed, enclosed bathroom, double sink, shower and bathtub – private garden with outdoor shower, view on Montepulciano and the olive grove); San Biagio (45 m2, king sized bed, enclosed bathroom, double sink, shower and bathtub – fireplace, sitting area indoors by the window and a private garden, view on Montepulciano); Montepulciano (45 m2, king sized bed, enclosed bathroom, double sink, shower and bathtub – airy and bright room with a private terrace, view on Montepulciano).
Grand Suite Vigna: 45 m2, king sized bed, enclosed bathroom, double sink, shower and bathtub, charming Suite with a small garden with outdoor shower facing Montepulciano.
Master Suite Lupaia: 66 m2, king sized bed + two single beds, enclosed bathroom, double sink, shower and bathtub – it is the largest suite, with two bedrooms, one bathroom, living room and a private terrace overlooking the property and Valdichiana.
