History & Story
The history surrounding Sunlaws, the original name of SCHLOSS Roxburghe, and the village of Heiton can be traced as far back as the 12th century when David I was King of Scots. During October of 1715, at the time of the first Jacobite rising, William Kerr of Chatto and Sunlaws was living in Kelso whilst “Sunlaws was being rebuilt” and his younger son, Robert, joined the Jacobite army who had gathered in Kelso on the 23rd October 1715. Robert was later captured at the siege of Preston and transported to America where he subsequently died. The start of a long association of the Kerr family and the Jacobite cause. Some short time afterwards Sunlaws was ready for occupation but in 1720, the house was discovered one night to be in flames and William Kerr only just escaped with his life. He died the following year at the age of 68 and the estate was passed to his daughter, Christian, Lady Chatto. It is a firm family belief that Christian was Mistress of Sunlaws; Bonnie Prince Charlie spent the night of the 5th November 1745 at Sunlaws House, where he planted a white rose bush in the grounds. During the 1960’s Sunlaws Estate was acquired by the Duke of Roxburghe and after using the house as an Estate Office for some time has turned Sunlaws, this “phoenix from the ashes”, into a gracious country house hotel. In 1997 the Duke of Roxburghe developed the Championship Golf Cousrem designed by renowned golf course architect David Thomas. In 2018 the hotel was acquired by the 12.18. Group. The historic hotel re-opened in 2019 tastefully enhanced by a full refurbishment. Where modern luxury meets timeless elegance: Grand open fireplaces grace the historic rooms of the manor house. Room heights of over 3 meters with decorative stucco on the ceilings and walls provides the rooms unique character and illustrates the history of the time-honoured
building. Scottish tartans, colours and patterns combine with oak, natural stone and beautiful textiles to unite timeless elegance with contemporary design. The development continued and the second phase of the project was completed in 2022 which included an extension with 58 additional rooms and suites, state of the art event facilities, a luxurious spa including a full thermal suite with outdoor heated infinity pool and a new all day restaurant that showcases local produce, sourced from the estate wherever possible.

Location
SCHLOSS Roxburghe is located in the beautiful Scottish Borders but little more than an hour’s drive from both Edinburgh and Newcastle. If you’re keen to explore the wider region, why not start with Kelso – a five minute drive away. Built in the early 18th century, the listed Floors Castle is the seat of the Duke of Roxburghe and one of the most popular tourist attractions in the region. Kelso is also home to the ruined Kelso Abbey as well as a number of other historic buildings dotted around the pretty market town. From September through to May, Kelso Racecourse brings horse racing fans from around the country to the town. Kelso is also the place where the River Tweed & River Cheviot have their confluence – perfect for those who love to spend their time by the water.
